The booking process:
- Complete a booking form, ensure you put your university student ID number
- Pay a advanced rental fee of £25.00 to secure your room. This will go towards your holding fee once you have signed your tenancy agreement. If you decide you no longer require the room the £25.00 will not be refunded.
Your room will then be guaranteed.
Within 14 days of making the booking you must:
- Have Guarantor documents on file (please note they are posted out directly to the Guarantor & must be returned within 7 days)
- Sign the tenancy agreement and pay a further advanced rental fee of £225.00.
Security Deposits
There will be an amount of £250.00 per person collected at the time of signing the tenancy agreement; this includes the £25.00 you paid when booking your room. This will be a advanced rental fee until the tenancy begins it then becomes your deposit.
If you fail to proceed with the tenancy the fee will not be refunded.
If you are part of a group booking you will need to sign a joint tenancy agreement.
Guarantors
You need to have a guarantor in order to pay the rent in termly instalments. If you do not have a financial guarantor you will need to pay the year’s rent in advance.
A guarantor is a third party, such as a parent or close relative, who agrees to pay your rent if you do not pay on time. Your landlord can ultimately take legal action to recover any unpaid rent from your guarantor.
There is a legal requirement for a guarantee agreement to be in writing. The agreement sets out the guarantor's legal obligations.
A suitable guarantor must be:
- A UK or Isle of Man Resident
- Over the age of 21
- In full time employmentProvide photo ID & proof of address
Declaration:
I understand that the advanced rental fee I have paid is for the room/property I/we have chosen.
I understand that the amount of £25.00 per person payable to book a room & £225.00 per person collected upon signing the tenancy agreement will be used as a advanced rental fee and will become a deposit once the tenancy agreement is in force.
I understand that until a tenancy agreement has been signed then all arrangements are “subject to contract” and no tenancy can be guaranteed.
If within the one month from the booking date the tenancy agreement has not been signed by all the tenants we reserve the right at our absolute discretion to cancel the reservation and any part payments of rent or security deposits received may be retained by us.
