    1. Our contractor confirms that the fault has been caused by the tenants in the property eg: misuse of an appliance, negligence.
    2. The fault had an obvious solution eg: Trip switch on fuse board.
    3. The issue is the responsibilty of the tenant eg: Changing bulbs, cleaning and replacing filters.

    • General

      Many appliances, extractor fans, electric showers and shower pumps will have an isolator switch which may have been inadvertantely switched off. These may be located in a cupboard or kitchen units. 

      Ants

      If you can locate where the ants are entering the property you can usually sort this out with boiling water and/or ant powder which can be purchased from hardware stores and supermarkets. Sugar and other sweet food stuffs eg: honey, cereals should be moved away.

      Bathrooms- Sealant, Grouting and General Care

      These should be regularly cleaned using a non abrasive cloth and non abrasive cleaning product. Excess water on floors and around baths/showers should be dried post use. If the bathroom has a window this should be opened for a while if possible following taking a shower/bath. If there is a mechanical extractor fan this should never manually be turned off by the isolator switch.

      Boilers

      Boilers can lose pressure. You should not attempt to repressurise a boiler yourself as if this is not done in the correct way it can cause issues. 

      Condensation/Mildew

      Poor ventilation and drying clothes/towels in doors are common causes. 

      Dishwashers:

      Filters should be regularly cleaned. Salt and rinse aid levels should be regularly topped up. The  spray arms should be able to rotate free from obstruction     

      Lightbulbs

      It is the tenants responsibility to replace any blown bulbs.

      Ovens:

      On some models the oven will not work if the clock on the oven is not set ie: after a power cut it may be flashing 00:00.

      Rodents

      Unfortunately mice and rats do sometimes get into properties. We recommend that all food products particularly pasta, rice and cereals are stored in the upper kitchen units and tinned food and pots and pans are stored in the lower units. Kitchen floors should be regularly cleaned and food should not be left out on work tops, floors etc. Refuse bags both inside and outside the property should always be stored in suitable containers.

      Washing Machines:

      The filter should be regularly cleaned. Care should be taken to ensure items such as coins, bra wires or other loose items do not enter the machine.
