This date must be dated at least 2 weeks from the date of submission to take into account the referencing process. Please ensure you check the property availability date first that should be displayed on the advert.

(please provide a rough date and we will try to work around this as best we can. Wherever possible, we will provide flexibility of a maximum of up to 2 weeks. if you are unable to meet this date / if there are any delays then this may result in your application being declined)

All tenancies will be for a minimum of 12 months unless we state otherwise prior. This is negotiable but must be discussed with us first.

For room rentals, the standard tenancy length would be 6 months unless an alternative length is agreed prior.

If it is a joint application, the second person must fill out a separate application also (however, only one payment needs to be made which covers both applications).

Please note, we require the last 3 years (or previous three) worth of addresses for the credit check.

We are pleased you have found a property you like and are wanting to rent throught us. Thank you for submitting your application and we will beginning processing this and begin your referencing.

 

Your referencing will be completed by either; Rent Residential Limited, or another  referencing company acting on behalf of Rent Residential Limited. You will be informed of this upon submission of your application.

 

The referencing stage of your application means the following referencing will need to be obtained:

·         Right to rent check 

·         Credit check

·         Employment reference

·         Landlord reference (we will require proof of ownerhsip if you own your property, or proof of address if living with family or friends)

For your references to be obtained, Rent Residential may need to share your information with the appropriate credit referencing company dealing with your application in order for the necessary checks to be verified.

All documents submitted must be clear to see / read. They should not be glared or obstructed in any way. If they are, you will be asked to re-submit these again.

Identification must be valid (we would not accept this if it is expired).

If providing pay slips - these must be of the last 3 months.

Proof of residency - this must a letter dated within the last 3 months showing your current address.

Proof of homeownership - deeds or confirmation of purchase letter plus mortgage letter dated in past 3 months.

When submitting your application, you will be required to pay one week's fee in order for us to begin the referencing on your application

Payments can be made either by bank transfer or in cash.

(should you pass the referencing checks and get accepted then this will count towards your first month's rent payment. Should you fail due to no fault of your own then you will be refunded.  If you provide untrue or misleading information; voluntarily withdraw; or fail to provide all information and documentation in the given time frame we request then you will lose this fee).

I give permission for Rent Residential to complete the referencing stage of my application. Rent Residential will contact my referees on behalf of the owner to obtain a referee.

 

I am happy for Rent Residential, or an alternative referencing company to contact my referees using the information submitted on my application to allow them to complete the verification checks required to complete the referencing on my application.

 

Please note that failure to disclose true and correct information may result in your application being declined. Failure to provide all required/requested documentation within the given time frame (for us to complete the checks) may also result in your application being declined.

Should your application fail or be rejected due to the above or you choose to voluntarily withdraw your appliction then your week's fee will be non-refundable.
