Tenancy Application Form
Once we have advised you that the Landlord has accepted your application to rent the property, subject to references and contract, you will be requested to pay a Holding Deposit equivalent to 1 weeks rent. The application will not be processed until this payment is received and the property will remain on the market. We allow 24 hours grace for payment to be made before considering further applications.
You must be in a position to complete all referencing requirements and sign the Tenancy Agreement within 15 days of requesting payment of the Holding Deposit. Should you fail to do so, or, withdraw your application, fail the Right to Rent checks, or provide false or mis-leading information that leads to the rejection of your application, this may result in any holding deposit paid to be withheld by Churchills Estate Agents in accordance with the Tenant Fee Act 2019.

THE LETTINGS PROCESS:
AFTER VIEWING
· If successful you will need to pay 1 weeks rent as a holding deposit - refundable based on the applicant not backing out of the agreement themselves, failing a Right to Rent check, where the applicant has not provided false or misleading information or where the applicant fails to provide references within 15 days of application.
· If the tenancy does go ahead to move in, the holding deposit will be converted into part-payment of the first months’ rent.
· We are unable to accept any tenants that have County Court Judgements or IVA’s
· Unless specifically noted all of our properties are No Pets & Strictly No Smoking
PRIOR TO SIGNING THE TENANCY AGREEMENT
· 1 MONTHS RENT IN ADVANCE
· BOND/DEPOSIT – Equal to five weeks rent where the annual rent is below £50,000 per annum or six weeks rent where the rent exceeds £50,000 per annum. This will be used in the event of damage, dilapidations, unpaid rent and any permitted payments due to the letting agent as per Schedule 1 of the Tenant Fees Act 2019.
DEFAULT FEES - PERMITTED CHARGES
· Any alterations to the original tenancy when requested by the tenant –
£50 including vat.
· Early Termination Fee, breaking the tenancy in a Fixed Term Contract (subject to landlord consent) – 30% inc vat of the monthly rent, subject to a minimum fee of £354 inc vat (£295 + vat) if the property is managed or if the property is non-managed, 60% inc vat of the monthly rent, subject to a minimum fee of £594 inc vat (£495 + vat).
· Replacing a lost key or security device such as a fob – The reasonable cost of replacement.
· Late rent payment charges – 3% above the Bank of England Base Rate charged after day 14 of the rent due.

1. Disclosure of Tenant Details to Homebox:
1.1 Our company work with Homebox to ensure that utility suppliers are notified of a change in occupancy. This is important work to be completed to ensure that the supplier of gas, electricity, water and council tax are aware that you, The Tenant, are responsible for the services within the property.
1.2 By signing this agreement, you agree that our company can share your details (first name, last name, email address and mobile phone number) with Homebox, in order to send your information to the suppliers of gas, electricity, water and council tax once your tenancy is confirmed.
1.3 Homebox will send you a series of text messages and emails explaining and providing you with options for how to set up your bills and explaining who your suppliers are for your new home.
1.4 You can opt out of communications from Homebox at any point.
2. Disclosure of Tenant Details to preferred energy supplier
2.1 As part of this agreement, you indicate your consent to your personal information being passed to Homebox, who will attend to the continuity of your energy and service supply by passing your details over to the current utility providers, Homebox’s preferred supplier where the property has gone through the void switching scheme.
