  • If you answered yes to any of the above 4 questions, please provide detailed documentary evidence of this to our office.

  • Guarantor 

    Should your references or credit score not meet the requirements, we would ask you to supply a guarantor. We would normally also need a guarantor if you are claiming any form of benefits.  Guarantors stand surety or in other words guarantee rent payments and other tenancy obligations in both residential and commercial property lettings.  The guarantor must be present at the time of signing the contracts as they also need to sign the Tenancy Agreement.

    I declare that the information I have provided on this form is true and
    correct and hereby authorise you to share this form with the Landlord(s) of the property in question.

    I also verify the details given can be used to seek references if required and also a credit check via a third party company.

    I agree to you disclosing the reference replies (if any are applied for) to the landlord/s of the property for which I am applying.

    I understand that this does not represent any offer or contract of any nature and further forms and declarations will be required to be filled out, should the LL proceed with my application further.

    AND COPIES WILL BE TAKEN FOR OUR FILE

    Acceptable proof would be driving licence, passport or identity card plus utility bill or credit card statement that is dated within the last 3 months. This must be provided with this Pre-Tenancy Application Form (Stage 1).  The matter cannot proceed without this identification.  The original photo ID will need to be seen at our office for us to complete relevant checks and this will need to be done when proceeding to full application.

    Once the client has chosen their preferred applicant, we will request the second part of the application form (Stage 2) together with payment of the holding deposit.  The holding deposit is a maximum of 1 weeks rent and needs to be paid in full when requested, to start the application process.
